
This week I recorded an interview for the third season of The Build Up Podcast. Candice and Malessa were great hosts and I enjoyed talking with them. A big theme was how I build equity and prefer it over cash flow.
Candice and Malessa are real estate agents in New York City. I was glad to be able to tell them a little bit about how investing in the Midwest works. I told them how I structure my investment loans so that I pay down debt, thus building equity. I gain a tax benefit from the interest, but I do minimize interest payments over the life of the deal. Monthly mortgage payments are higher, but more of it goes toward principal, building equity! With less income, I take a negative net income for tax purposes, and don’t have to pay income tax.
As you know, I’d rather not pay more income tax now. With my strategy, I can defer those taxes to the future, when I have less income from my primary job, less income means a lower tax bracket.
